Terms & Conditions

Welcome to Tara by the Water, a 250-year-old heritage farmhouse rooted in the traditions and craftsmanship of coastal Karnataka. Our aim is to offer you a peaceful, restorative experience while preserving the cultural and architectural integrity of Tara for future generations.

 

This is also a private functioning home, opened up for others to share in its calming & beautiful ambience. As a visitor to this private home please behave as you would when visiting others home. In this case please respect the Farmhouse, farm land & all that they contain as well as respecting all the people working in the farmhouse.  Thank yo for your understanding and we hope you enjoy your visit.


By confirming a booking or attending an event at Tara, guests agree to abide by the following terms and conditions.

 
1. Booking & Payment

  • All bookings must be made in advance via Airbnb or direct reservation.

  • A 50% advance payment is required for direct bookings to confirm your stay or event. The balance is due at check-in.

  • For private events, retreats, or workshops, full payment is required at least 7 days before the event date.

  • Pricing is subject to seasonal changes and availability.

 
2. Cancellation & Refund Policy

  • Full refund for cancellations made 7 or more days before check-in.

  • 50% refund for cancellations made 4–6 days prior.

  • No refund for cancellations within 3 days of check-in or for no-shows.

  • Event cancellations are non-refundable, but may be rescheduled once (subject to availability).

 
3. Check-In / Check-Out

  • Check-in: From 2:00 PM

  • Check-out: By 11:00 AM
    Early check-in/late check-out may be permitted depending on availability.

 
4. House Rules

Tara is a handcrafted heritage home. Guests are expected to treat the space with respect and care.

DO’S

​

Use of Amenities

Feel free to use the utensils, crockery, and cutlery provided. Kindly clean and return them to their designated place after use.

Board games are available for your entertainment. Please return them once done.

Washing machine and ironing board are available upon request.

Energy & Appliance Care

Turn off all lights, fans, ACs, and geysers when leaving rooms or common areas.

Cleanliness & Waste Disposal

Use the garbage bags provided in the pantry and washrooms, and dispose of waste.

Respect & Safety

CCTV cameras are installed in common areas (both indoor and outdoor) for your safety.

Quiet hours are from 10 PM to 7 AM. Please keep noise to a minimum during this time to respect fellow guests and neighbors.

Guests are requested to treat fellow guests and staff with courtesy and respect everyone’s privacy

Vehicle Parking

Park vehicles in an orderly manner in the bylane, without obstructing access or traffic.

Check-out & Keys

Please inform the housekeeper at the time of checkout and hand over your room keys.

Security & Belongings

Tara is not responsible for any loss or damage to personal belongings.

Main Entrances

Please keep the main door and garden gate securely closed at all times. Ensure the net doors are securely closed behind you to prevent mosquitos from entering.

DON’TS

 

Smoking

Smoking is strictly prohibited inside bedrooms, indoor common areas, and the courtyard.

A designated smoking area with ashtrays is provided outdoors.

A fine of ₹2000 will be charged for smoking indoors.

Alcohol & Substances

Alcohol consumption is not allowed anywhere on the premises unless pre-approved in writing with a valid statutory license.

Use or possession of illegal substances is strictly prohibited.

Unapproved Gatherings

Parties, events, or gatherings are not allowed without prior written permission and required approvals.

Guest visitors are not allowed inside the bedrooms at any time. Please use the common areas.

Noise & Nuisance

No sound systems, speakers, or loud music without prior approval and licenses.

Do not disturb other guests or create a nuisance—violations may invite penal action by local authorities.

Cleanliness & Damage

Please do not eat or drink on the beds.

Do not litter, misuse, or damage property. Penalties will apply for any loss or damage.

Do not remove any amenities, décor, or artifacts from the premises. Doing so will be treated as theft.

Pets

Pets are not allowed on the property. We request you to kindly respect this rule for the comfort of all guests.

 
5. Courtyard Events

  • Events must be booked and approved in advance. Parties are not permitted under standard overnight bookings.

  • Food and alcohol (with permit) are allowed in the courtyard only.

  • No alcohol consumption inside the house.

  • No smoking in the courtyard; a fine of ₹2000 applies for violations.

  • Tara follows a strict “carry in – carry out” waste policy. The event organizer is responsible for ensuring the courtyard is clean. Additional cleaning fees will be charged if the space is left untidy.

  • Illegal substances are not permitted anywhere on the premises.

  • No farm produce or fruits are to be picked without express permission from the owner. Unauthorized collection will be considered theft.

 
6. Children & Pets

  • Children are welcome but must be supervised, especially around heritage furniture and open areas.

  • Pets are not allowed at this time to maintain cleanliness and respect for all guests.

 
7. Liability

  • Guests are responsible for any loss or damage to the property or its contents during their stay.

  • Tara by the Water and its management are not liable for injuries, theft, or accidents during the stay.

  • We advise guests to carry adequate personal travel insurance.

 
8. Events & Workshops

  • Events must be expressly booked and approved with all necessary statutory permissions (especially for alcohol service or music).

  • Maximum capacity for most events is 15 people unless otherwise approved.

  • Quiet hours apply for all events as well, and guests are expected to be respectful of surroundings and local community.

 
9. Photography & Filming

  • Casual photos and videos are welcome!
    However, professional shoots, branded content creation, or commercial use must be approved in writing before arrival.

  • By attending Tara events, you consent to non-intrusive photography for promotional purposes unless you request otherwise.

 
10. Force Majeure

Tara by the Water shall not be held responsible for cancellations, delays, or unavailability of service due to events beyond our control, including natural calamities, pandemics, or government restrictions.

 
11. Agreement

By proceeding with a booking or entering the property, guests confirm that they have read, understood, and agreed to all of the above terms and conditions.
